Living Spaces Planning Permissions

Do I need planning permission for a conservatory?

In most cases, conservatories are considered a “permitted development” and don’t require planning permission. However, this depends on the size of the conservatory and the overall dimensions of your property, as well as whether the conservatory will be at the front or back of your home. It also depends on whether your home is listed or in a protected area, which would likely come with specific regulations to follow.

How big can a conservatory be without planning permission?

In general, a conservatory won’t need planning permission so long as it covers less than 50% of the area your home covers. It would also need to be less than four metres tall, and no taller than the highest part of your home. Planning permission may be needed if the conservatory extends more than six metres from your home, or if it comes within two metres of the edge of your garden.

What is the 4-year rule for a conservatory?

The 4-year planning rule in the UK refers to a time limit set out in the Town and Country Planning Act 1990. It determines how long local planning authorities have to take enforcement action against certain breaches of planning control, including the addition of a conservatory without the required planning permission. If no enforcement action is taken within this period, the development becomes immune from enforcement and is effectively lawful.

Is it cheaper to have a Conservatory or Extension?

It is generally cheaper to have a Conservatory than an Extension. A full extension often requires more construction materials and labour, but also may include plumbing. A conservatory can become more expensive when you add things like a solid roof, bifold doors or increase its size. It is of course possible for a Conservatory to be more expensive than a single storey extension, but it isn’t very likely.

What type of extension lasts the longest?

The house extensions that tend to last the longest are those built with brick. House extensions are often made from varying materials, depending on which company you go with or which styles you choose. uPVC is often used in conservatory construction and can last decades with the right care and conditions. Orangeries and regular extensions are often built using traditional brick and block construction methods, which we know can last a very long time.

Are conservatories going to be banned?

Conservatories are not going to be banned in the UK, this is a myth brought about by people misunderstanding regulations. Existing homes can add conservatories as they always could, as long as they comply with planning and building regulations. However, when building a conservatory on a new build home, there are separate regulations surrounding energy efficiency. Do you need a door between an orangery and a house?

You do not need a door between an orangery and a house. However, you do need a door between a conservatory and a house. This is to do with building regulations around electrics and plumbing. Orangeries are structural additions that integrate with the rest of your home naturally, and often a wall is removed to create an open plan space. A conservatory is seen as more temporary, added onto the existing structure of the home rather than extending it.
