Signs You Need to Replace Your Soffits and Fascias
Sitting behind and under your gutters, fascias and soffits can see a lot of rainwater over time. Being harder to reach also makes them harder to maintain, and many older timber fascia boards get damaged and rot. Here are the signs to look out for that your soffits and fascias need replacing.
Sometimes you can see paint flaking or cracks forming on fascia boards and soffits. If they are made of timber, this exposes the wood and leaves it vulnerable to weather and rot. If you see flaking, check the timber for softness or crumbling.
Holes or soft and crumbling timber
Because they are harder to see, soffits and fascia boards can get damaged and the timber can become rotten. If they get soft to touch or even crumble, it is definitely time to replace them.

How much does fascia and soffit replacement cost?

What are the signs that my fascias and soffits need replacing?
Check for areas of peeling or cracking paint on your fascias, as well as any rotting or crumbling wood if you have timber facias or soffits. Look for any signs that fascias are coming away from the wall, or if gutters aren’t being properly supported. Damp or pests in your loft space may also be a sign that your soffits aren’t providing proper protection.
Can you put new fascia over old fascia?
It is possible to put new fascia over old fascia (a process known as capping or cloaking), which can offer a cheaper option compared to replacement. However, this may be a more expensive option in the long term as the original fascias will inevitably need replacing eventually. We do not offer a capping service, preferring full replacement for a more effective, long-term solution for your roofline.
How long do fascias and soffits last?
How long fascias and soffits last depends on what material they are made of, the position of your home and the climate you live in. Wood can last a long time but requires more maintenance to guard against rot and damage, which can be more frequent if you live in an area with more rainfall. Do you replace guttering at the same time?
Most of the time, when you replace fascias and soffits, you replace guttering. This is because in many cases, guttering is fixed to the fascia board of a property, so you would logically replace the guttering at the same time as fascias and soffits. Some companies sometimes won't replace the fascia and soffit, only cloak it. This can lead to more problems down the line, especially if the originals underneath are damaged. We replace everything at the same time, ensuring quality and effective protection for your home for years to come.
Why are uPVC fascias and soffits better than wood or aluminium?
uPVC fascias and soffits offer a very durable and affordable option compared to wood and aluminium. uPVC is moisture and rot-resistant and doesn’t require repainting during its lifetime. Wood can offer a more natural look, but requires much more maintenance, while aluminium is usually much more expensive in the short term.
